Administration fee – £180 covers up to 2 applicants, any additional applicants will be charged at £50 per person – covers referencing, including credit checks, liaising with the landlord, tenancy agreement completion, checking you into the property, registering your deposit, taking meter readings and submitting them to the relevant utility company.
In most cases when moving into a new property this is all you will pay, however in certain circumstances the below will apply:
£50 guarantor reference.
£225 for a company reference – if the applicant is trading company we charge an all inclusive fee.
In all cases once a tenancy is granted:
Tenancy deposit is usually 1.5 x monthly rent
One months rent in advance

£00.00 Check-out fee, we do not charge you to do a check out when vacating a property
If you fail to pay your rent on time, we charge £35.00 for late payment reminders
Tenancy Early Release Fee
If you wish to be released from your fixed term tenancy early, then we charge a fee of £350 to cover our costs to find a new tenant.

Fees cover marketing of the property, identifying and selecting suitable tenants, dealing with all enquiries, accompanied viewings, negotiation with prospective tenant, contract drafting, transfer of monies to landlord.
On our fully managed service, the monthly fee covers dealing with all matters with the tenant or property including maintenance requests, rent collection, organising annual certificates such as gas, inspections and serving of any notices required
Fees for the rent collection service cover marketing of the property, identifying and selecting suitable tenants, dealing with all enquiries, accompanied viewings, negotiation with prospective tenant, contract drafting, transfer of monies to landlord and collecting rent each month.
